Why is this important?
The soil resource inventory is helpful to land developers, builders, or any person or group subdividing ground or splitting tracts/acres. For example, it is common for people to split ground for other family members to build on. In that case the soil resource inventory could be helpful. 
 
If the land you are splitting or subdividing is not connected to city sewer, then it will require septic systems. The kind of septic system allowed on a particular piece of ground can make or break the sell of the ground. For example, many people will not purchase tracts that require elevated mound septic systems. Most people do not like these types of systems because of the cost and their appearance. Some pieces of ground will only allow these types of systems and some pieces of ground will not allow any type of septic system at all!!! YES, IT IS TRUE! Some pieces of ground will not allow a septic permit, therefore, a building permit for a house is turned down. DON’T BUY A PIECE OF GROUND THAT YOU CANNOT BUILD ON!!!! Unfortunately, this happens to people every day.
  
With the soil resource inventory we can determine how many and what type of septic systems will work on a tract. Let’s say that you want to split 20 acres into one acre tracts with a road and sidewalks. We can look at the 20 acres and assess if that is possible or not. Perhaps we think you could only get 11 lots instead of 20. That might be a reason for you to not develop the ground or to develop it in a different manor. Let’s say that you want to split 2 acres off of your land for a family member. The soil resource inventory can help you decide which 2 acres would benefit you and your family member.
 
By having preliminary borings performed on a site, you will have a much better idea about what you can or cannot do as far as septic systems are concerned. This saves you money and possible heartache in the end.
